• Sunnyvale BMR Requirements in Rental Projects

  • The City of Sunnyvale is processing significant changes in the Inclusionary Requirement on all rental projects over 6 units. Proposed rental inclusionary base requirements would force the builder to deed restrict at least 15% of units as affordable, subdivided as 10% low income and 5% very low income households. In-lieu fees would jump from currently $19.20 per sq. ft. to $30.00 per sq. ft. However, a developer in-lieu fee option would only be available if the City Council approves of the alternate mitigation request. All other mitigation options such as land dedication, partnering with a nonprofit builder, or rehabilitating dilapidated units would likewise be subject to the City Council’s discretion. The Housing Commission hearing on the proposed ordinance and fee schedule is August 28 at 7:00 pm, West Conference Room, City Hall, 456 W. Olive Ave., Sunnyvale, CA 94086.
