• San Jose Developer Outreach Meeting to discuss AHIF and IHO Programs

  • On Friday, March 9, 2018, the San José Housing Department will hold an outreach meeting to review actions pertaining to the transition between the Affordable Housing Impact Fee (AHIF) and Inclusionary Housing Ordinance (IHO). The meeting will be from 9:00 to 10:00 am and held at San Jose City Hall San José City Hall Wing Room 120. In December 2017, the San Jose City Council approved the following:
    • New rental projects whose applications for first approval are submitted on or before June 30, 2018, may opt into remaining under the AHIF under certain conditions;
    • Applications for first approval include: Conditional Use, Planned Development, Site Development, or Special Use Permit;
    • The developer must obtain issuance of the project's building permits, and pay the then-current AHIF prior to January 31, 2020; and
    • An In Lieu Fee of $125,000 per unit for rental development under IHO to be in effect until June 30, 2019. This meeting is a continuation of a prior meeting held January 12th.
